Diving Cabo San Lucas

If you are a diver there are a number of areas in Los Cabos that are popular and provide for great diving experiences.

Cabo Pulmo, is a popular dive spot located on the East Cape and is for beginner divers,(30 ft) and advanced divers (100 ft) as well.  2 hours east of San Jose then 5  minutes by boat is where you will find the only living coral reef in the Sea of Cortez.
Land’s End at the famous arch in Cabo San Lucas is for intermediate – advanced divers (50ft-60ft).  Five  minutes by boat from the Cabo marina and you are swimming with sea lions and moray eels.  A sunken boat can be seen in the Falls.
The Sand Falls diving spot is located in Cabo San Lucas and just a short boat ride from shore.  This spot is for beginnersand advanced divers alike.  Steep sand banks go down sharply into a canyon filled with tropical fish.  The canyon runs from the depths of Cabo San Lucas Bay to within 30 ft of shore, making the Cabo Bay one of the deepest in the world.

Pelican Rock is for beginners at 25 ft – 80 ft and attracts many tropical fish.  Just a 5 minute boat ride from the Cabo Marina and you are swimming among the fish.

Neptune’s Finger, commonly referred to as an upside down Baja Peninsula, is just 5 minutes from the marina.  This spot is for advanced divers and offers a spectacular canyon wall dive.

Gordo Banks is another spot for advanced divers (110ft-120ft) located about an hour boat ride from La Playita.  There is a seamount where you can see Marlin, Skip Jacks, Hammerheads and at times large Manta Rays.

Las Salinas is located about one hour 15 minutes by boat from Cabo San Lucas or one hour by boat from La Playita.  This spot is for beginners (30ft-45 ft).  Las Salinas offers a sunken Japanese fishing boat that attracts a large assortment of fish.

Blow Hole is for beginners to advanced divers (30ft-70ft) and is a 35 minute boat ride from Cabo San Lucas or 10 minutes from Chileno beach.  Rocky valleys present a variety of fish.

Chileno Bay is a 20 ft – 40ft dive and can be reached by tour boat in 35 minutes or by car in 15-20 minutes.  This spot offers sandy and rocky bottom diving with loads of turtles and tropical fish.  Night dives are also available at this site.

El Gavilan is an intermediate to advanced dive site with 70ft- 100 ft dives and about 35 minutes from Cabo San Lucas. This spot offers a rocky ledge leading into a canyon where groupers and larger fish are often sited.

Cabeza de Ballena is for beginners and is about a 25 minute boat ride.  The dive is through large boulders with lots
of fish.

Santa Maria Cave is for beginners and is a 35 minute boat ride or you can dive from the beach which is about 15 – 20 minutes from downtown Cabo.  The entrance to Santa Maria Canyon has a huge variety of fish that will eat right from your hand.

Mango Deck in Cabo San Lucas a favorite

Mango Deck with locations on both Medano Beach and on the marina in  Cabo is one of our favorites. We often stop for lunch at Mango Deck Dockside to enjoy the outside patio and activities along the marina.  A favorite for both of us is the tortilla soup. For me it’s the best in Cabo!  The menu has a good variety, prices are comparable and service is good.  Most days Mariachi bands drift in and out to serenade.

If you are looking for more of a party atmosphere, the Mango Deck Restaurant-Bar-Beach Club located on Medano Beach is always fun.  They are open for breakfast at 7 AM and Happy Hour starts when Mango Deck opens!  Chilaquiles are recommended for the breakfast crowd.   The beach club employees can also set up any beach and water activities while you enjoy your meal.

What is a Fideicomiso?

A Fideicomiso is a Trust, similar to an Estate Trust in the United States which gives the owner of the property all of the rights of ownership.  This is not a land lease.  The Trust is established solely for the ownership of land in Mexico.  The Ministry of Foreign Affairs is the agency that issues a permit to the Mexican bank of the purchaser’s choice.  The bank acts as the “Trustee” for the Trust.  The Purchaser, (owner), is the  “Beneficiary” of the Trust.  The Trust is not an asset of the bank.  The bank simply acts as the Trustee to hold the Trust and takes direction from the Beneficiary regarding the Trust.  An annual fee is paid to the bank for acting as the “Trustee”.

The owner’s (purchaser’s) rights are the same as a property owner in the U.S. or Canada.  These rights include the right to enjoy, sell, rent, and improve the property, etc.

The term of the Trust when first set up was 30 years.  It is now a 50-year term and is automatically renewed at the end of the term an additional 50 years.  The Trust can be renewed for perpetuity, allowing for long-term control of the property and allowing the owner to pass the property on to heirs.  The Trust may be transferred to another Buyer or to another person via a Cession de Derechos (Succession or assignment of Rights.)  There are fees for each transfer, which are calculated by a Notary in Mexico.
